Ii. Qualification requirements of the intended lessee
1. A natural person or an independent legal person registered in the territory of the People's Republic of China and capable of fully performing the contract;
2. The intended lessee's existing enterprise shall obtain all kinds of business certificates (business license, catering license, etc.) issued by relevant administrative departments in accordance with the law, and have no bad business records;
Iii. Leasing Methods and Requirements:
1. Prospective tenants shall register with the Investment Management Department of the scenic spot and pay the earnest money within the effective registration date of the announcement of the scheme;
2. This time, the house is to be rented through the open bidding with a reserve price. The bidder with the highest score will win through the comprehensive evaluation of the bidder's operation ability and management level, bidding quotation, rationality and feasibility of operation idea, quality of operation products and other factors;
3. The winner shall pay the rent and deposit in the scenic spot within the specified time, and sign a lease agreement with the scenic spot to obtain the right to use the house. Refund of the deposit upon expiration of the lease; During the lease term, if there is any delay in payment of water, electricity and property management expenses or damage to the premises (including appearance), the expenses involved will be deducted from the deposit. If the bid fails, the earnest will be returned within 5 working days.
4. Other matters not covered herein shall be subject to the contract signed by both parties.
Iv. Relevant requirements of lease operation
1. The lessee must rent the scenic spot according to the business area division, decorate and operate within the designated scope according to the identified business service items, and shall not sublet without application and approval. The decoration shall be completed within 1 month, and the opening shall be completed on time.
2. It is not allowed to change the appearance of the house without permission. If the house is damaged due to improper use by the lessee during the lease term, it shall be repaired in its original state; In case of failure to repair, the right to lease shall be recovered without compensation and economic penalties shall be imposed;
3. The lessee shall be responsible for the internal decoration of the shop. The decoration design, construction and door head scheme (including drawings) shall be examined and approved by the scenic spot.
4. The name of the store and the clothes of the employees shall be set as a whole according to the characteristics of the industry;
5. Water, electricity and property management fees shall be charged separately according to regulations;
6. The lessee must go through all business procedures in accordance with the law. Implement the "five packages" in front of the door (including sanitation, order, greening, cleanliness and facilities), prohibit unauthorized construction, prohibit illegal business;
7. The lessee shall ensure that the shop shall operate all the year round, and the daily operating hours shall be consistent with the operating hours of the scenic spot, and shall not suspend the business without reason. In case of special circumstances, the business shall be suspended temporarily after a written application is submitted to the scenic spot company for approval.
5. Registration time and bid opening
